Often yes, and it is the most useful thing a refinance does at a practice. The caution is that not everything belongs on the property. Equipment usually sits better on asset finance, because the term should match the working life of the chair or the scanner. The goodwill balance is different: it amortises fast and is frequently the highest cost facility you hold, so moving it onto long-term property security is often where the gain is.
What LVR can I get when I refinance my dental surgery?
Up to 80% of the current value. Dental and medical consulting rooms are standard commercial security, grouped with offices and shops rather than with specialised assets. The figure follows a fresh valuation, not the price you originally paid.
When should I start looking at refinancing?
Three to six months before your expiry or review date gives you room to choose rather than react. A commercial facility is written to a term and then falls due, unlike a home loan that simply runs. Where you hold several facilities, the one falling due first usually sets the timing for looking at all of them together.
Can I release equity to open a second location or add a chair?
Yes, where the current valuation supports it. Cash out is assessed on the purpose of the funds, so a fitout, an imaging suite, an additional surgery or a deposit on a second location are all ordinary purposes. We evidence them with quotes and a timeline, which is a stronger case than an open-ended limit.
Can I reduce the personal security I gave when the goodwill loan was written?
Sometimes, so ask at every refinance. Goodwill lending is secured on a business rather than on bricks, so lenders commonly take personal guarantees and occasionally property support. Where the practice now has a trading record and the rooms have revalued, that support is not always still required at the same level. We put the current position to the lender rather than carrying the original terms across by default.
My bank has said no to a top up. Is that the end of it?
Often not. A decline is one lender applying one policy on one day. Dental rooms are standard commercial security written by a wide group of banks and non-banks with genuinely different appetites on LVR, loan size and how they read practice income. We look at why the answer was no, then place the file where that reason is not the deciding one.
Does it matter that some of my income is from associates or contractors?
It matters to how the file is presented rather than to whether it can be done. Lenders look at the practice net position and at how durable the billings are, so the split between principal, associate and hygienist billings is something we set out clearly rather than leave to be inferred. Where the latest financials do not yet show current billings, alt-doc assessment is available with several lenders.
How long does a dental practice refinance take?
Four to six weeks from application to settlement for a straightforward file. Consolidating facilities held across several lenders takes longer, because each discharge has to be coordinated, and SMSF refinances take longer again. We give you a realistic timeline at the start so you can plan around your expiry date.
What documents will you need?
The existing loan statements for every facility, two to three years of financial statements and tax returns for the practice entity, personal tax returns and notices of assessment, a statement of assets and liabilities, and the equipment schedules. If the rooms are leased to your practice entity we also need that lease. We work through the list with you at the start rather than asking for things one at a time.
What will refinancing cost me, and how do I know it is worth it?
The costs are a valuation, legal and settlement fees, any lender establishment fee, discharge costs from each current lender, and break costs where you are leaving a fixed rate. Break costs are an economic cost, calculated on the day and driven by how much fixed term is left. Where you are discharging several facilities there are several sets of those, so we put the real numbers against the benefit before you commit.
Will refinancing affect my credit position?
Each application creates a credit enquiry that stays on your file, and several in a short period can affect how the next lender reads you. That is why we assess your position first and present to one lender at a time rather than shopping the file around.
Can I refinance a dental surgery held in my SMSF?
Yes, it is possible, and we arrange these. It is also one of the more intricate refinances in commercial finance, and the detail is what decides whether it works. From 10 August 2026 a new arrangement can only be used for business real property, and consulting rooms used wholly for the practice qualify. It has to stay the same single property, and it is limited to the balance outstanding plus accrued interest, so there is no top up, no redraw and no cash out inside the fund. The holding trust is reassigned to the incoming lender rather than dissolved, which carries a legal cost worth weighing against the gain. Your practice entity leases the rooms back in writing, at market rent supported by an independent appraisal, and the rent has to actually be paid. Cross-collateralisation is not available inside super. Reassign the holding trust to the incoming lender on the same single property, and up to 90% with no lenders mortgage insurance where a dental fund holds the practice's own rooms. The major banks have exited SMSF lending. We know this sounds complicated, and we can assist to make things clearer. Reach out to our team and we will guide you through the entire process.
