Buying your first home comes with a lot of new terms and a few moving parts. Deposits, LMI, grants and pre-approval all sound more complicated than they are. Below we walk through the basics so you know what to expect, and we are here to guide you through every step.

How much deposit you need

As a general guide, many lenders look for a deposit of around 20 per cent of the purchase price, which lets you avoid Lenders Mortgage Insurance. The good news is you do not always need that much to get started.

Plenty of first home buyers get into the market with a smaller deposit, with Lenders Mortgage Insurance covering the gap, or through government schemes that can reduce the deposit needed. Genuine savings, gifted funds and grants can all form part of your deposit, depending on the lender.

What LMI is and how to reduce it

Lenders Mortgage Insurance, or LMI, is a one-off cost that protects the lender, not you, when your deposit is below the level they prefer. It lets you buy sooner with a smaller deposit, but it adds to your upfront cost.

There are several ways to reduce or avoid it. A larger deposit is the most direct, but government schemes, certain professional waivers and choosing the right lender can all make a difference. Some lenders are far more flexible than others on this.

The First Home Owner Grant

The First Home Owner Grant is a government payment for eligible first home buyers. It is most commonly available when you buy or build a brand new home, though the rules differ depending on where you are buying.

Grants and concessions vary by state and territory, and depending on your state they can be worth up to tens of thousands of dollars. Eligibility usually depends on things like the property value, whether the home is new, and you living in it as your home.

Grants and concessions by state

Beyond the First Home Owner Grant, most states and territories offer stamp duty concessions or exemptions for first home buyers, which can save you a significant amount at purchase. What is on offer, and the price thresholds that apply, vary by state.

Because the rules change from state to state and are updated from time to time, it is worth checking what currently applies where you are buying. Depending on your state, the combined value of grants and concessions can be worth up to tens of thousands of dollars.

What happens after you find a place

Once you have found a home and your offer is accepted, your loan moves from pre-approval to formal approval. The lender values the property and confirms the final loan, and we manage that process for you.
